What's Included in the Price

A wildlife removal job from London Wildlife isn’t just getting the animal out. The price covers the full job:

  • Inspection of the home from the foundation to the roof line, so we find every entry point, not just the obvious one
  • Humane removal, using one-way doors or live traps, with any babies removed by hand and reunited with their mother
  • Exclusion and sealing: sealing entry points with heavy-gauge screening, chew-proof metal and metal flashing
  • A follow-up visit, usually about two weeks later, to remove the one-way doors once the animals are out and confirm the work is holding
  • A 5-year guarantee on the entry points we seal

When feces, guano or soiled material needs to be cleaned up, we add it to your quote, because the amount of mess varies so much from home to home.

What Changes the Price?

Two homes with the same animal can have very different prices. These are the main factors:

  1. The size of the home and the number of entry points. A small home with one gap costs less than a large home with gaps along the roof, vents and foundation. Animals often use more than one opening.
  2. Roof height and access. Steep roofs and two- or three-storey homes take more time and equipment to work on safely.
  3. The type of animal. Raccoons can tear open roof vents, squirrels chew, and bats can use dozens of small gaps. Each needs different materials and methods.
  4. Babies. When young are in the attic or under a deck, they’re removed by hand and reunited with their mother, which takes extra time.
  5. Damage at the entry points. Torn vents, chewed soffits and broken screening take more material and time to seal properly. We seal entry points as part of exclusion. We don’t do roofing, carpentry, wall or ceiling work.
  6. Clean-up. Raccoon latrines, bat guano and rodent droppings add to the job, especially in a large attic.

Does the Season Change the Price?

The season can change the job. In spring, raccoons and squirrels often have babies in the attic, and those have to be removed by hand and reunited with their mother, which takes more time. In summer, bat colonies have flightless young, so bat exclusion has to wait until the young can fly. In fall, mice and squirrels look for warm places for the winter, and more homes need sealing at once. Calling early, before an animal has been in the attic for months, usually means less damage and less clean-up.

Raccoon Removal Cost

Raccoon jobs usually fall within our overall range of about $700 to $2,000+, plus HST. Raccoons often get in through roof vents, soffits and chimneys, and they’re strong enough to tear open weak spots. Most of the cost is in the exclusion work: heavy-gauge screening and metal flashing that raccoons can’t get through. Babies in spring and a large latrine in the attic both add to the price. See Raccoon Removal.

Squirrel Removal Cost

Squirrel jobs usually fall within our overall range. Squirrels chew through soffits, fascia and vents, and they’ll test every gap along the roof line. The price depends mostly on how many gaps need sealing with chew-proof metal and whether there are babies in the attic. See Squirrel Removal.

Bat Removal Cost

Bat exclusion usually falls within our overall range. Bats can use gaps as small as about 6 mm (a quarter inch), so the whole roof line has to be checked and sealed. Timing matters too: bats can only be excluded when there are no flightless young in the colony, and some bat species in Ontario are protected by law. Guano clean-up adds to the cost if the colony has been there a while. See Bat Removal.

Skunk Removal Cost

Skunk jobs usually fall within our overall range. Skunks den under decks, porches, sheds and concrete steps. The cost depends on the size of the structure and how much L-shaped screening has to be buried around it to stop skunks digging back under. See Skunk Removal.

Opossum Removal Cost

Opossum jobs usually fall within our overall range. Like skunks, opossums move under decks and sheds and into garages and crawl spaces. Most of the work is the screening that keeps them from returning. See Opossum Removal.

Birds, Mice and Rats, Clean-Up and Dead Animals

  • Birds. Most bird removal jobs fall within our overall range, and a single vent can cost less. See Bird Removal.
  • Mice and rats. Rodent exclusion follows the same pricing. A small home with a few gaps can cost less; a large home with many entry points costs more. See Mice and Rat Control.
  • Attic and feces clean-up. Large homes that need feces clean-up and extensive exclusion work commonly reach $1,500 to $2,000 or more. See Attic Clean-Up.
  • Dead animals. The price depends on where the animal is and how hard it is to reach. Very small jobs can cost less. See Dead Animal Removal.

Why the Inspection Comes First

We can’t give an honest price over the phone, because the price depends on things we can only see at the home: how many entry points there are, how high the roof is, whether there are babies and how much damage the animals have done. Every home is different, so we inspect first and give you an exact quote before any work starts. You’ll know the full price before we do anything.

Why a Cheaper Quote Can Cost More

A low price for “removal only” can look like a good deal. But if an animal is trapped and taken away without sealing the home, the entry point is still open, and another animal will usually find it. Trapping alone also risks leaving babies behind in the attic. Ontario law requires most wildlife removed from a property to be released within 1 kilometre of where it was caught, so taking an animal far away isn’t a fix either.

The lasting fix is exclusion: finding every entry point and sealing it with materials the animal can’t get through. That’s why our price includes exclusion, a follow-up visit and a 5-year guarantee on the entry points we seal. Before choosing a quote, ask:

  • Does the price include sealing the entry points, or only removal?
  • What materials will be used?
  • Is a follow-up visit included?
  • Is there a guarantee, and what does it cover?
  • Is the price plus HST?

Does the City of London Pay for Wildlife Removal?

No. The City of London doesn’t remove wildlife from private property. Wildlife in or under a home is the property owner’s responsibility, so the cost of removal is paid by the homeowner. The City removes dead animals from City streets and City property (519-661-4965).
